Sealcoating & Oil Spot Protection for Asphalt Surfaces:
Sealcoating reduces wear, beautifies and protects your investment. An unprotected driveway or parking lot suffers deterioration from gas, oil and salt. Even the sun oxidizes and breaks it down. In cold months, further damage is caused when freezing and thawing of water in pavement cracks causes the surface to break and crumble. Driveway Sealcoating effectively prevents this naturally occurring deterioration while beautifying your pavement and saving you money with greatly reduced maintenance costs. Sealcoating your driveway not only protects the driveway, a properly sealed driveway updates the “curb appeal” of your home or business.
Spartan Sealcoating offers the most advanced sealcoating products on the market. The sealer formula is customized to ensure your asphalt’s longevity and durability. Prior to sealcoating, all surfaces will be machine-cleaned free of debris with perimeters trimmed of grass & weeds. We are one of the few companies that automatically includes sand and latex additives within our sealer. The sand provides a safer surface for both foot & vehicle traffic while the latex binds itself to the asphalt making it as much more resistant to natural wear & tear. Our sealer is applied by either brush or spray method. All trimming around the property will be brushed on by hand to secure adequate coverage and eliminate any residual product on adjacent buildings or concrete. We include an oil spot primer to pre-treat areas that have experienced gas and/or antifreeze spills, which will later prevent any bleeding to come through the sealer. After sealcoating is complete, the driveway will be blocked out so it can dry for 24 hours.
Cracks to be effectively filled must be 1/8 inch wide and 1/4 inch deep. Hot-pour crack sealant is recommended to crack sealing commercial parking lots. These products have been found to far outperform cold applied sealants; however cold crack sealing can effectively be used on residential driveways. Crack sealing is the most important part of asphalt maintenance that you can have done to extend the life to your pavement. This prevents water from running through cracks which can weaken the base causing further cracking due to the freeze and thaw cycles.
From pot holes to patchwork we will use the best practices to complete your repair.
Asphalt repairs are essentially "spot repairs". Specific problem areas, if small enough, are repaired with some form of cold patch asphalt, however if the problem area is large enough the area may have to be saw cut, removed and replaced with new Hot Mix Asphalt.
Asphalt repairs are needed any time you have a pothole or damaged areas. If not remedied quickly, these small areas will worsen and require much more work. Potholes are also a safety hazard to vehicles and pedestrians.
Line striping of new layout or re-stripe of parking lots, handicap zones, no parking areas etc...
Striping is painted lines and traffic markings on an asphalt or concrete
surface. Curb painting, signage, stencils, and handicap parking stalls are also
part of striping.
Striping is needed after any asphalt, seal coat, or concrete work that effects
existing striping, or when new striping is desired. Striping not only creates a
sense of safety for vehicular and pedestrian traffic, it also dramatically
increases the overall appearance of your lot
